The costs incurred during and after the purchase of a real estate property are:


  1. Notary fees
Notary fees for the purchase of a real estate property in Albania are determined by the Ministry of Justice, and in each notary office the prices for the relevant services are presented in writing according to the type of contract or procedures. In the simple case of a purchase of an apartment during the construction phase, the buyer has to pay the value of:
  • The Purchase Order / Transfer of Control over the Property (approximately 0.35% of the purchase value of the apartment)
  • The Registration of the Contract at the State Cadastre Agency (approximately 90 to 150 euros)
  • The final sales contract after completion and approval of the facilities to receive the Certificate of Ownership (approximately 0.5% of the purchase value of the apartment)

When buying an apartment that has already a certificate of ownership, you will pay only the sales contract.

    2. The Agency Commission for the sale


The Agency Commission for the purchase of an apartment depends on the case. When acquiring a property purchased from a brokerage firm, 1% of the value of the property is charged. In case of Access Albania, you have the opportunity to buy with 0% commission any Real Estate listed here.

   3. Insurance


Real estate insurance is done after the object has been approved and certified.     4. Water Supply and Electricity Distribution Operator Contracts


After the issuance of the ownership certificates in the name of the new owner of the real estate, a new contract is issued for the services of the Water Supply and Electricity Distribution Operator. These services cost approximately 50 euros.
    5. Administrative Services


Depending on the buildings or complex in question where the buyer has the property in possession, the administrative service fees vary. There are cases that for an apartment near delivery, the landlord may request a one or two-year administration fee. The most common administration fees range from 15 euros to 100 euros per month. Administration fees include cleaning services, maintenance of common areas, and readiness to respond to any complaints or requests from residents.
